I have a 4 bedroomed house approx. 6 year old, with a single integral garage built under one of the bedrooms.
There is a double driveway suitable for 2 vehicles.

My question is : Do I need Planning Permission or Building Regs. or both to convert it into a study by removing the garage door, bricking up to match the house & installing a similar window to the rest of the house?
There is already access from the rear of the garage into the house itself via the Utility Room, though I was thinking of putting a further entry into the hallway of the house.

Planning permission - probably not, but varies with councils.

Building regs - definitely required.
As above. The Planning issue may depend on whether you can still park two cars off the road (on the drive) without the use of the garage.

I guess I'd better get some measurements of the drive & contact the local Council.
