My friend rents out a number of properties and found out last night when checking a bank statement that one of the tenants didn't pay their rent in August this year. He has approached the tenant who claims that there is a time limit for claiming unpaid rent and it's too late now (2 months)! My friend is obviously looking into this but I wondered if anyone had any experience of this kind of thing. Thanks

If they told him he had to buy their food and heating would he believe that to? The man is being taken for a idiot and if he lets them get away with that statement he is!
My guess is that the tenant is about to do a runner. Indeed, hit the courts, but your friend must first make a 'final demand.' That needs to be posted by recorded elivery, hand delivered under door, and as I recall, posted on the door as well. Cover all bases..there is too much of this in our country and it's the small landlord who loses out!
the advice from dassie , re county court writ , small claims , isnt a bad idea , there probably is law , on time limit on evicting a tennat who is in arrears ..... but that should be answered by someone , very much , in the know, not yours truly
Thanks for all your help. He's going round this weekend to issue them with notice to quit as apparently he's had a few problems with them in the past. Fingers crossed!
i have only just been paid for a rental property from march of this year, so if that rule applied i think the council would of used it and refused to pay any back rent owed to me!
