It depends upon whether or not you conform to each and every one of the Rules for Adverse Possession of Registered or Unregistered land. So if you tell us whether the land is Registered or not and list the Rules and how you conform then if not me then someone on here will give you an opinion. Just as a general view Adverse Possession and stealing are similar to a lot of people. Also if the matter is being heard in a County Court its hells own job to find a Judge who half understands Land Registry Rules. If you are not absolutely tight to the Rules I myself wouldn't bet 10p on your chance of success.
