Lodgers in my home.

I am thinking of letting one or two small rooms in my house to lodgers. I have never done it before and would like to know of any potential problems or pitfalls.Are there any common problems with taking in lodgers and where can I get advice about it.

Lodgers usually share your kitchen, living room, bathroom. How private a person are you? If you are very sociable, fine. If you're not, it won't work and you will feel invaded.
If you live near a university, hospital or other large facility you may find Monday to Friday commuter lodgers, so at least you have the weekends to yourself.
Make sure you collect their rent well in advance.
What about your insurance? wont that be affected?
