have you considered something like this? I'm going to order one and it will fit in widthways, so will create space. we never use the current bath, but this little "sit bath" has plenty of room for showering, and an option for a bath. there are more expensive versions (google sit bath) but this one has better space for showering and is cheaper.

When selling your house it splits buyers into groups really. Families with children like a bath, but older people like the idea of a shower enclosure. I don't think you lose any value of the house but it may take longer to sell because you are restricting your buyers. Having said that we've done just that and have now a stunning shower room & wouldn't go back.

hi thanks for all your views on this subject..it appears to be the bath looks most popular as our house would be more suited for a family as it has a very large garden and plenty of room to extend if required..but we are still undecided. we intend to move in 3yrs when i retire .so the bath /shower is a big decision to make..once again thanks for all your input
