house equity

my wife has moved from our home is living with her new female partner in rented property. I have just signed papers for divorce. I have been asked to sign over the mortgage from joint to tenancy in common so that my wife can leave her half of the equity to her partners young daughter in trust. Will this mean that they can then move into my house at any time as they will own half the house. My wife is receiving half teachers pay because of illness and it is unlikely she will work againafter next 3 months. The house has almost no equity due to recession and mortgaged to the hilt. What can I expect. At wits end with worry.
