New opening for extra door?

Hi. I want to add a back door to my flat going off from a bedroom wall.

I use the room as my dining room having no use for a second bedroom. I would like a door where the window now is.

So its a window out and some brickwork removed......replacing a new door in the opening.

Does anyone have an idea what this might cost me to get a builder in to do the job.

I hope it's a ground floor flat....
Before you think about starting, call your friendly local council Planning Department - doubtless certain approvals will be needed.

If it is a flat, presumably it is leasehold and in which case will the leaseholder or the lease contain some terms by which you may have to abide? Is there a Management Company or Managing Agent you may need to approach?
If it affects the exterior appearance, it is likely to need planning permission. Depending on the credentials of the person carrying out the work, it may also require Building Control approval.
