Galleried Room/Staircase costs

I'm looking for info on a property that we're about to buy.

The livingroom and kitchen area have to be completely knocked down and rebuilt. I'm looking into ideas of what we can do with the space and also maybe at one end above either the kitchen or livingroom make a galleried bedroom of some sort to use as a study/guest bedroom

My thoughts are since the walls are coming down and we're having to get a new roof anyway would it be worth us making one end of the room higher with a plan of putting in a galleried room with a staircase coming down into the livingroom or kitchen.

I'm not able to get quotes at the moment but does anyone know if this would be an expensive job?

my obvious question would be do you have space for a double height ceiling there? Is there nothing above it already?

"if this would be expensive" - in a word YES. although it depends on your budget & time you've allowed for it all.
'The Builder' will be on tomorrow, he's your best man to give you a better idea.
Hmmmmm! 20 grand + imo.

Yes I've done this sort of thing before. "Mezzanine" floors are very popular right now. I guess you intend to have a "vaulted" ceiling ........... i.e. open right up to the roof structure?
Creating the floorspace would be a simple, not very costly, job.
I would consider spending the bulk of the money on, for instance, a simple glass wall to create a more "private" space upstairs. A self-contained room would add a lot more value.
Also ......... in the pic ......... I would go for a "proper" staircase ........... timber, steel, glass .... anything you like .......... and, unless you intend to make the stairs part of a "feature" on the ground floor, I would look at putting it against one wall ...... a few steps coming down from the Mezzanine ....... then possibly a quarter-landing and turning into the middle of the room with the remaining treads.
Price would depend on where you live .......... but I reckon what I described could be done within the 20K Jem mentioned. If it were done within a larger job of roof re-fit etc, then possibly well within that figure.
Don't quote me on that ............. you might have trés expensifs tastes :o)))

Sorry The Builder I didn't want to tread on your toes, of course I'm just a mere woman but my H (a Carpenter/Joiner) had his own business for 35 years and these sort of things I was costing for him all the time, so I had to poke my nose in didn't I? Sorree
I'm a bit rusty at it now & really one has to see the job (in case of complications) as you know.

at the moment there is a kitchen and bathroom that has to be knocked down and rebuilt.

there is an extra metre or so at one side and can go down a few metres at the front of the kitchen. we need to get in a kitchen, bathroom and hopefully a study/bedroom in this area and a back door/mini utilityroom.
