loft conversion

we are thinking of having our loft converted, our house currently has 4 bedrooms and 1 bathroom, with the conversion there would be 2 more bedrooms and another bathroom. the cost of the conversion is �40,000. would the house be worth at least this much more with the added rooms?

If your house has (say) a lounge, a dining room, and a small kitchen, then I actually think it would be difficult to sell with 6 bedrooms. I think with 6 bedrooms you would need (say) 3-4 receptions and a kitchen big enough to eat in.
Best thing is to get the advice of three local estate agents. They might even be able to tell you over the phone if they know your particular road very well and know what the ceiling price is. If you�re cheeky enough, ask them round to carry out a valuation (on a no obligation basis) on the pretence that you are looking to sell then when they are round ask them about the added value of a loft conversion. This is what I did when I was thinking of converting my loft (to add one en suite bedroom) but was told that the �18k it would cost would probably not add that same value to the property. As someone else has said, if your property would not be in proportion (e.g. 6 beds but only 2 reception rooms) then it is highly unlikely you would not recoup your �40k investment on a re-sale.
