Does a landlord have to replace a damaged mattress with a mattress of the same size?
When I moved into my new flat (which I have been renting for nearly 3 months now) the mattress was in terrible condition. I called the estate agents immediately, to which they answered they already new about it and had ordered me a replacement mattress.
After a few weeks it eventually arrived but was around 6 inches smaller than the bed frame itself. I called immediately back about this to which they apologized again and said they would order me another new mattress.
This was a few weeks ago now and I had not heard anything so I went in to see my estate agents at their office today to which they said they would just get me a new bed frame instead to match the mattress. Can they do this as when I viewed and accepted the property it was a double bed which I was accepting and it is also in the inventory as a double bed? Where do I stand when I demand a bigger mattress?

If the inventory says double and in fact it was a king sized then they can prob replace with a double....shouldn't think if the inventory says double, they could replace with a single though as that will have an effect on occupancy of the flat
there is not six inches difference between a single and double, so i can't understand what has happened. single (large) is 3 ft and double is 4 foot six, so quite a lot of difference (not just six inches) When i bought a king size, the matress that came with it was free and was a bit smaller than the frame all round, because it was so cheap, so perhaps that is what has happened.
Anyway, personally i would buy my own matress and take it with me when i move

suggests 6 inches is the difference between a small single and a single, or a small double and a double. On that basis you've probably still got what the inventory says - ie it doesn't affect occupancy levels.
