Hi, can anone tell me if theres a chance for us to get a joint mortgage, my wife has an excellent 974 experian rating where mine was in the poor catagory at 637, my problems are the credit card that i have had for yrs and a catalogue account, we recently had a baby and was juggling finances, i foolishly was late with 3 mothly payments in a row, however these were payed a week or so later, i also have credit with a home shopping catalogue that i defaulted on recently but am in credit now after following a 2 month payment plan, i earn 19K per year and my wife earns 14k per year, we have our heart set on a house that is up for sale @ 170k, we would be looking for a 115k mortgage with a 55k deposit, so in that respect we have around a 67% l.t.v. , we have approached an independant broker but they seem to be biased on using the same lender as who my creditcard is with! We do have 12k worth of debts between us but these will be settled in full next month when the sale of our curent property has completed, but unfortunately we would have to apply for mortgage before this and as such our debts will be outstanding at that point!
any advice would be gratefully received

Wait for more one month it is not a long time period.
What does your broker think?
Unless your broker suggest otherwise, I'd wait until you've sold your property and cleared some debts. However it may take some time for the credit file to be updated. A deposit of £55K would put you in a fairly strong position I think
