Unadopted highways/roads - has anyone had problems selling property on unadopted roads? Could I have any problems and solutions you encountered please? Thank you!!!

Our last house was on an unadopted road but just prior to selling it all the neighbours clubbed together to pay for a new road surface, which I'm sure helped with the house sale. We didn't have any problems selling.
You need to set up something similar to a tenants association to 'own' the road. It will receive 'fees' from the owners which will eventually pay for repairs.

If someone doesn't pay then they lose the right to use the road.

Easier when set up on a new development - then no-one can opt out.
