house survey

my son has put an offer on a house and asked for a full survey to be carried out .The guy from the building society rung him today and queried why he had asked for a full search he said that normally a full search is only normally carrired out on listed buildings and thatched roofs? can anybody spread some light on this please!!!!

tbh i would only using a valuation survey if it was a modern house and i think there are then a couple of levels of survey after that.
For anything over 40/50 years old Id go for a full survey especially if the wiring was old or the drains needed checking etc

Building society guy doesn't know what he's talking about (and should be glad your son is prepared to pay for a full survey - less of a risk for them). Full surveys are usually done on old houses, especially if you are concerned that they may have dodgy rooves, bulging walls, subsidence, supporting walls that have been removed, plumbing, electrics, sewers etc. If your son has concerns he should get a full survey - a basic survey only basically confirms the value of the house and that it actually exists. Obviously, if the house is new, then a basic survey is all that is needed.
