An 86 yr old relative has not been managing his affairs well for some time and is currently in a care home. His property is in a state of disrepair and I've just seen his renewal quote for an exhorbitant sum (contents & property). He is not of the internet generation, nor has he been good at taking advice in the past so he has undoubtedly suffered overpayment through inertia. I cannot allow him to write a cheque out for this renewal as the state of the house would appear to be a "material change" and the house has few contents left of almost zero worth. However, I assume there's something that needs insuring, especially as the property is semi-detached. How do I approach potential insurers, please?

Age UK offer insurance, but make sure they know the house is empty most of the time or it may invalidate the insurance.
Request a reputable local insurance broker to obtain quotes for your relative, as they should be able to research to market taking into consideration the condition of the house and low value contents.
* research the market
I had to deal with this some years ago for someone whose house became emtpy as a result of them going into a care home. For the insurance (& you must have buildings insurance even if you don't need contents insurance, but it is best to have both) to be valid it has to be specifically for an empty property. The cost is quite a lot more than for an occupied property & there will be conditions attached - related to things like keeping the place warm in winter etc.

As already said, go to a decent broker.
