Rented Property Maintenance Issue
Hi,
A quick question on who's responsibility a particular maintenance issue is.
I understand that a landlord has responsibility to maintain the fabric of the building, electrical wiring and plumbing etc but what is the tenant responsible for?
I have a tenant that didn't pick up the seal had lifted off the corner of the bath and the water was getting under it to the floor and wet the carpet on the landing and a bedroom floors.
I went with a plumber the floors were not wet in the least however he demonstrated where the problem was. He was unable to fix at the time (with hind site I should have got him to do something) as it was wet but suggested sealing it later and to let the floor dry out.
I suggested to the tenant that they put a temporary fix of sealant around the bath and when it was dry to let me know and I would get it all fixed.
Was it unreasonable for me to ask them to do a temporary fix?
Are they supposed to do basic maintenance to avoid such damage?
