any recommendations for a broker for this? for a property that has had signs of movement in the past, but no sign of any movement for at leat 12 years.
hi harryt, according to their pre-amble they wont accept a property that has ANY history of subsidence, heave, slip or flood... i think that excludes me with the signs of past movement. but thanks for your quick reply.
hi again, i dont know if any claim has ever been submitted by any previous owners, but certainly not be me in the last 12 to 13 years. would i be able to find out about any previous? also, no, there are no signs of monitoring anywhere on the propery.
How do you know it had some movement? Did the previous owners tell you about it? Did you get a structural survey done when you bought the property? I'm afraid that, if you didn't declare it to insurers and you had a subsidence claim, they would investigate this thoroughly and, if it came out that there was an issue previously, they may decline the claim. Can you get in touch with the previous owners?

Other than getting a copy of the valuation that mentions this, you may well need to get a structural engineers report to prove the soundness of the property. Make sure you get an RICS approved one as these are reputable. This will cost a fair bit I'm afraid, but will pay off - in the long run.
You need a specialist broker such as Bennett Gould and Partners Ltd 01242 518300. Grand Union is absolutelty right....make sure you declare possible signs but say no movement for at least 12 years. They have helped me in the past without being too ridiculous a price
