1. Is there a calculator or some such tool for calculating the rebuilding costs of a house ; for Buildings insurance purposes ?

2. Where can I get information from ; in order to ascertain what price houses have recently been sold for in a particular area ?

The Royal Institute of Chartered Surveyors runs the Building Cost Information Service which has an online calculator. (You need to register with the site, for free. You can then use the calculator up to 6 times in any 12 month period without paying a subscription):
