How To Calculate Salary From A Fte To Term Time Only. Please Help

I'm being very dense but I can't seem to work this out. I won't know for sure until I get my contract which won't happen until DBS and references and I need to know whether I can afford to take it.
FTE is £21000 I'll be working term time plus so 35 weeks plus extra 5 days. 40 hours per week. I know that I will get 12 equal payments.
So do I say £21K is for 52 weeks so divide by 52 * 36 / 12 which is 14,538 divide by 12 is £12,211 but that does not include holiday pay. I know it's term time only but friends have said I should also receive at least 4 weeks holiday pay (to be taken out of term time) is this generally a fact in term time only jobs? In which case should I say £21K 52 weeks divide by 40 /12 is £16,153 / 12 is £1,346.
Sorry for waffle extra could make the difference (even with deductions). I have not had a term time only job and trying to work out if I can make it work even if I try to temp short term in the holidays.

As you are working part-year, your earnings for the year will be 40/52 x FTE and you'll get 1/12 of that each month (£1,346)

I know that the job is term time only which as it's a special school is 35 weeks not 39.
My question really is although it's term time only so I'm not working holidays am I entitled to holiday pay (which I would obviously have to take in school holidays or not?) It would be full time 37.5 hours per week during term time.

Practices vary between local authorities but I think your annual pay will be something like 39*/52 of £21000 and it will be spread over 52 weeks .
*I used 39 because it's the 36 you mention plus an allowance for holidays which you will have to take out of term time
