We are selling a house, but have seen the house we would like to buy. What should our next step be, apart from research and negotiation, given we still have a house to sell. We don't want to bridge. Do we make the offer anyway?? Do we make an offer subject to sale of our house? Can we still ask theirs to be taken off market if they accepted an offer?
You can make an offer subject to sale, they won't take it off the market and will still show other buyers around. Best to wait until you sell, you have better bargaining power. Most sellers will only take off the market if the asking price is offered or they accept your offer and you are in a position to continue.
Estate agents always try and get their purchasing clients to make an offer because this is supposed to show the sellers that they are doing their job but it is all a bit meaningless. You wouldn't like it would you if you accepted an offer and gave sole rights only to find that the offerers weren't in a position to proceed.
I have moved on average some 20 times in as many years and the only safe and fair way is to wait until you have what appears to be a solid purchaser who is able to proceed.
The best way is to have sold your property and have the dosh in hand. This puts the purchaser in the driving seat.
