asbestos in old house 100 years old??

The house doesnt appear to have had much work done to it over the years just general maintenance but the survey has pointed a couple of ceilings or walls or boards due to age possibly being asbestos and then at the end of the report he says due to the age of the house any work pre 2000 work could have asbestos and therefore it should be checked by a specialist.

Is this normal for the surveyor to cover their back by making such extensive in-conclusive conclusions? Which just leaves first time buyers with no building experience running to the hills with the words 'asbestos' bouncing round their heads.

It scares the hell out of me the word and I would be worried to drill into anything with risk of breaking into the stuff. How worried should I be, is this normal for a survey , and is there any help out there is it normal to get a expert in the check, and how does the expert know without drilling it?

Also as a non - builder when I 'm living there how would I know what is asbestos and what isnt does it look a certain way??

An extreme case of backside covering. One might also say 'the drains are pretty old and might like - they should be checked by a specialist'.

It's almost certainly artex that this 'surveyor' is referring to.
The other common use of asbestos until to early 80s was in fibreboard sheets, used for fire protection between walls (garage ceilings for example) and in asbestoc fibre drainpipes.
None of these are an issue unless the surface is flaking, and the recommended action is not to remove it but to leave it in situ unless it is decaying (and hence flaky).
Painting the surface to seal it is a common treatment (and stop it flaking).
