Sale of jointly owned property

My girlfriends ex contacted her stating he wants to sell the property they shared while together. Both their names are on the land and dwelling as owners. He wants her to sign paperwork so that he can sell the property and dwelling, stating that there is already a buyer and that the bank, upon the sell of such, is going to cut her a check and him a check. However, my concern is that once she signs the document, is she not relinquishing her right to proceeds of the sale of such property/dwelling and he can just do whatever he wants with such? And what does she have to do to ensure that she will receive the percentage of sale proceeds?

She needs to see a solicitor, not to do anything until she's take legal advice. There is nothing to stop the pair of them selling the house, but it has to be done jointly IMO, if she signs it over that could be the last she sees of the money.
Are you in the States/ Canada, clueless? I guess so from the way you spell "check" - if so the rules may be different there...

Thanks for the input boxtops. We are in states. Property is owned/paid for in full. He wants to sell and move to another state. Both names on property deed/house title. Already has buyer for both as is. Just needs her to sign as he can't sell on his own because her name is on deed/title also. Will seek legal advise. I thought so, but wanted to solicit feedback.
