i signed a shorthold tenancy agreement for 2yrs no where on the agreemnt does it say anything about how much noyice i have to give my landlord it only state how much notice he has to give to me for repairs/surveyors e.t.c which is 14 days. does this mean i will have to stay in the property or continue to pay the rent for the remaining 18 mths there are 3 of us sharing each of our names is stated on the tenancy agreement.

Once you go past the initial term and into a periodic tenancy then you only have to legally give one month's notice.
If you can find another tenant who is suitable and the landlord agrees then it's possible he may let you break the agreement. Other than that I'm afraid youre liable for rent up until the end of the agreement.
