Ground Rent..Northern Ireland

I was quite surprised recently to be told by a friend that he and his neighbours pay ground rent to the developer of the estate in which he lives. I had thought that the collection of ground rent is a thing of the past. Does anyone know the law on this one? Thanks.

It seems to hark back to the good old days when huge swathes of land were granted to the English. I ignore all demands I get from the estate of an English member of the landed gentry, Lord So-and-So, one example of a rich absentee landlord.
If he needs my few pounds so badly, he can come and collect them.
