Removing name from mortage deeds

I have been divorced from my ex-husband for 14 years and have no idea of his whereabouts. He is the type of character who would not be traceable via the electoral register and I know that he has moved from his most recent address a few months ago leaving no forwarding address. We had a verbal agreement when he left that I would not claim maintenance for my 2 children in return for him allowing me to keep our house. I am now in a position to pay the mortgage on my own. I have had no contact with my ex-husband for at least 10 years. How can I transfer the house into my name only - without this I will never be able to sell the property.

Although what you want to achieve might be possible you will need to consult a solicitor. You might be able to obtain an order from the divorce court to help you, or you might be able to make an applicationn to the Court under the Trusts of Land and Appointment of Trustees Act.
