Long Term Damage Due To Shower Overspill
Shower is in bath, attrached to mixer taps. Tenant advises landlord there is a problem. Two days later landlord advises insurer, eg almost immediately he was aware. Subsequent investigation by expert involved removal of bath. Water damage is found to be quite extensive and caused over time. Occupier of downstairs flat also has damage which he must have noticed. Repair bill not known. Loss adjuster says leak was due to bodged seal and is implying the repair is not covered due to damage occurring over time.
Landlord is unable to let until repair is done and would like to claim loss of income as well.

Under a normal Comprehensive building insurance policy this would not be covered as it is due to wear and tear,which you will find is a specific exclusion under the policy.
Is the landlord being sued by the owner of the flat beneath.? Don't think there is any liability for the damage to the T P flat,as there doesn't seem to be any negligence on landlords part.
I think he may be throwing good money away by employing a Chartered Loss Adjuster as the answer will be the same as you have been given here.
