Window Limiters

Hi,

Does a landlord have an obligation to fit window limiters if the tenants have children either when they move I or have a baby after they move in?

That's what I want to establish. Is it a legal requirement for the landlord or the tenants?

No there is no legal requirement

and the window has to be able to open a bit ( ventilation )

and honestly cassa - you havent chucked them out yet have you ?

Housing Enforcers ( tee vee in the mornings ) is a good watch
you get the landlords popping up and giving the enforcers against 'bad landlords ' hell every now and then

How many Children do you have?
What ages are they?
This will help establish a need.

No. Landlords have an obligation to have at least one first floor window that will fully open to allow exit in case of emergency.

The Landlord didn't have the baby .. why should he fit them .. not unless he's the father.

As a Landlord myself it never fails to surprise me at what Tenants think landlords have an 'obligation' to do. For instance
" you will have to change the gas cooker ( new) as I'm frightened of it and can only cook on electric. "
" I need a dishwasher its the law"
"My child was sick on the carpet and I can't get the stain out you need to change it its the Law."

You know your childs abilities. Move if your LL cant help and the property is unsafe for your child.

We're lucky all our Tenants are Ex Service and used to looking after Quarters,
(2 of them served with me in the RMs).
All our rentals were 'well sorted' before we let them, if something goes wrong we get call or a note through the door and things are sorted. Never had any silly requests, these guys are used to looking after things, and have split costs a couple of times when I didn't really need to, just for good will.

you are lucky Baldric - I get Benefit Princesses who demand I change the wall paper cos it doesn't go with their 'decor' or call up in an 'emergency' at 10 pm cos they can't remember how to programme the central heating or their Sky has gone off.

I used to buy window retrictors in boxes of 50 at a time. The local council had an offer on whereby if you were a single mother you could have them fitted and all you had to do was pay a one off payment of £10.. and you could have as many as you want... as well as stairgates !
The amount of times I had to threaten to remove them as they would't part with the tenner !
The excuses were great .. I need that for phone credit, I was going to use that to get a DVD .. I cant pay cos I'm getting a tatoo later.

We used to get that before we decided to go the Ex Service route, if one moves on they usually know someone who is keen to move in, although we haven't had a lot of movement for a while.
