Can't think of anything else that I pay for or provide.
depends I think if you are going to take a let
or in one and are dissatisfied
I allow tenants to look around and they give a snag list
and I note and tick off the list
and the main thing is can they live in it and do they wanna live in it

is useful - top things are - damp
( leaks - damp again ) electrical maintenance and heating
tenants moan about lack of garden maintenance - I put that in the lease and no one has said - O can I have a lawnmower please ?
I cant believe anyone thinks a landlord should maintain their garden for them
no one has said - bogs that flush and ability to have a shower or bath ( not both)

Oh smoke detectors are required
bogs that flush
heating that works and is maintained
any deposit has to be held by a registered deposit keeper
any white goods YOU supply have to be kept up proper
which is why landlords are now doing the min
you are meant to have an eneergy proficiency cert
but I havent met anyone who will do one

There is never a specific requirement upon anyone to arrange for Portable Appliance Tests. However there is a duty to ensure that all electrical equipment supplied by a landlord, for his tenant's use, is safe. Getting portable electrical equipment tested by a qualified person is the best way to ensure that it's done.
i.e. unlike failing to get gas fittings checked annually (which is a criminal offence), a landlord doesn't contravene any specific legislation through not getting electrical equipment tested.
However if his tenant is electrocuted through using a portable device supplied by the landlord, the landlord will be 'in the clear' if he can show that he'd had the appliance properly tested but 'in the muck' if he can't.
