The estate agent has just rung me to let me know the potential buyers want to go to the property on Saturday to measure up. Surely the estate agent will accompany them - won’t they?
My son is having kittens - he thinks the sale is going to fall through.
I’m more relaxed about it. The potential buyer apparently works at an estate agent ( not mine) so I was mildly suspicious about a few ‘tricks of the trade’ being played. I shall just stick to my guns though and be prepared to re-list if necessary

I think the inference is that ‘going to measure up’ might be an excuse for another estate agent to snoop. I think.

When we were buying on the other side of the country the vendors were happy to allow our daughter to take measurements or even to do it themselves for us, we once called them to ask if a piece of furniture would fit in an alcove.

And if the potential buyer is an estate agent they would know RIC would be in contract.

Will I see a copy of their report?

No, you wont, Ric. That's for the buyers and their mortgage company (if applicable). You can fully expect after the survey that the potential purchasers try and knock you down. Be prepared to stand your ground!

But, if after receiving the survey, will they say the survey says the house is worth ?? Less - will they specify what is wrong - if anything

I now have a letter from my solicitor with - amongst other things - ‘the buyer would like you to have the electrics and gas checked and Supply a service report’. Now I have spoken to a few people and none of them said they had been asked for such a thing. Is this usual?

No they can do that if they want and pay
I agree it is not the seller that usually does this

tell them you will give access for whatever surveys and inspections the propective buyer wants

They’ve asked a boiler check which I don’t mind paying for as (should the sale fall through) it’s a useful thing to have if I rent it out

well they will get reports which they will use to knock off the price

remember you are selling a house and not trying to make a friend for life
