Planning permission granted for a house extension in June 2016. How long is it valid for, or is there no set rule?

Unless there are stipulations to the contrary, development should begin within 3 years of the date that permission is granted.

Three years from permission being granted unless work has started. If any work has been done to start the project, even just the start of foundations, then there is usually no time limit unless there is a stipulation in the PP. You can access PP for any property online if you have the full postal code and address.
