House Purchase Hold Up

Just wondered if anyone else been in a similar situation.
We got our offer accepted on a house in July. We are now at final stages of completion (We are in Scotland) when our solicitor has noticed that the extension on our house encroaches slightly onto an area that is deemed a 'service strip' for Scottish Water. He has therefore asked the sellers solicitors to get documents from Scottish water to show clearly where the pipework is so we can be clear its OK. Hes also mentioned getting a title indemnity to cover this too.
We are still waiting (over a week now) for this and I just wondered if anyone else had experienced this?
The extension was on when current sellers bought the house in 2017 and this was never picked up then

Not the same but my neighbours bought the house next door and were unaware that the extension had neither planning permission nor builders regs sign off and would not have complied with builders regs had it been 'in the system" The council were kind and gave retrospective planning permission but the extension had to be torn down and rebuilt to comply with the regs.

I executed a deed to show I had occupied by adverse possession since genesis
and asked my lawyer why he hadnt picked it up
when he conveyed it into my name
