if a plot of land with a derelict house was bought could we:

demolish the house and erect a static caravan home / lodge type dwelling. To live in permanently eventually but initially just as a holiday home.

Land is in Wales.

Replacing the old house with a new residential unit would, in itself, be unlikely to be regarded as a 'material change of use' (although there's no actual legal definition of the phrase). ty atheist - yes of course I would ask planning permission before we decided further. Just was wanting an idea tonight really - it's okay to sit n dream on a Monday night.
