i accepted an offer on my property early September, there is no chain on either side. 5 months later, we still haven't completed. The mortgage is in place, searches are done, enquiries complete. Buyer has a gifted deposit & all documents were submitted 5 weeks ago but solicitor hasn't looked at them yet & has sent my buyer and selling agent an email saying 'The gifted deposit documents are to be reviewed and we shall be arranging for the client to sign the documents in due course.

Can anyone enlighten me why its taking so long. Surely it can't go on until end April, that will be 7 months.

as a SELLER I revoked the acceptance ( on the grounds of bad faith)
that would be my acceptance
and no one said diddly squat
as in everyone in the transaction accepted there had been bad faith and a sham
My own view is - - time to start again. But your view will be no no we are almost there, what can I do to tip it over the edge?
if you were very hard nosed about it, you could say "I am withdrawing my offer to sell to you if we can't complete by 31/03/21. This will make the buyer put a rocket up their solicitors hopefully. However, whether it'll work or not is another matter (plus your seller could do the same to you!)
I think there is probably a ocnveancing backlog at the moment as people are desperately trying to take advantage of the stamp duty arrangements that only last until March
I had repeated conveyancing questions ( as a seller ) - blah dee blah which should have been answered by THEIR solicitors who - - - I found out had not been instructed !
My buyer is desperate to complete, he's renting in London at an extortionate rate. He rings/emails solicitor but its taking her 2 weeks on average to reply. I'm hoping for his sake the stamp duty holiday is extended. If he changed solicitor would the process have to start from scratch or could searches etc be transferred?
