I have a standard AST at the moment for 12 months. It comes to an end in September. Because of moving work, I want to end this at the end of July (7 weeks early). I understand what I signed up to and I'm assuming they've got me over a barrel if they really want me to pay the full 12 months. But does anyone know of any loopholes I can use to only pay up to the end of July? I'm giving 1 month's notice.

depending on your landlord, if she/he could find someone to take over the tenancy in time then they might not charge you ... but other than that, i dont think there is a way of backing out of your side of the contract
