My relationship with my partner has broken down and we jointly own our house. He has expressed a wish to let me have 100% of the house and wants to change the house deeds to reflect this. How do we go about this? Thanks

do you have a mortgage on the house,if so, you have to prove to the lender you can pay the mortgage on your own,if thats ok,then there should be no problem,removing his name from the deeds and mortgage.
1. If it's in mortgage, you would need consent of morgagee (lender) as it will have to release him from mge covenants.
2. Subject to that, the Transfer is implemented by form TR1. Best to use a solicitor, unless you know what you're doing.
3. Is the Transfer free or are you paying him for his share? If >�125 000 to pay, Stamp Duty Land Tax will be payable.

Thanks for your answers. Yes the house is morgaged do you think this will be a problem, its got a high interest rate as my partner has a ccj against him which we cant find out about so we stumped there. And its an interest only morgage. I will be planning to sell the property eventually as I will need to buy a cheaper property with less morgage.
Your help is greatly appreciated
