If you want to leave your house to someone not family which is the best route. Have this couple's name put on the deeds or go through a solicitor. Person in question is of sound mind although 93yrs old.Wants to leave a sunstantial amount to her 2 Sisters (who are not in need) but the house to this young couple who care for her needs night and day without any payment.

Definitely a will.

If she gives it to them now they could fall out and throw her out of the property.
also,i think,she has to live for another 7 yrs or it will attract inheritance tax,but please check,i might be wrong
