If they have a joint mortgage, she is individually and jointly responsible for the payments. The daughter still in the house will have to re-mortgage in her own name on her own. What about any money that the hpuse has appreciated by in the time they have had it (equity) - will it all go to the 2nd daughter when she sells up?
I agree with bednobs. I don't see any reason why the daughter number 1 should be taken off the mortgage or deeds unless she wants to?
In which case daughter number 2 will either have to sell the house to give daughter number 1 the profit she is entitled to or daughter number 2 must try and buy number 1 out.
