What would be a FAIR RENT ??

I share a *furnished Gas-Central-Heated* 2-bedroom tenement flat in Glasgow, whose rent is �450 pcm, utility bills *not* included. And I do know that that is the appropiate rent for the property. I'd be very grateful if someone knowledgeable could tell me what would be the rent for the very same flat, **should not have GCH, neither any other heating system/appliances, nor hot water** (except in the shower, which is electric). Someone kindly pointed out at me that there MUST be heating by law. But I didn't have any for two months last winter and I agreed with my landlady I wouldn't pay her for that facility's value. I'm not some knowledgeable, but just as a comparision I rent a two bedroom, unfurnished top floor flat, no GSH, no parking, jungle garden, no double glazing, no shower and rubbish storage heaters. I pay �425 p/month for the priveledge. Oh, and none of my utility bills are included in that either. I live in Southend, i know prices are dearer down here. I know this hasn't been much help, but just though i'd tell ya anyway.....
I don't know the answer myself but I might have an idea where you could find out. Your local council's housing department will have someone whose job it is to know these things. If you can't find the right person there, another option is the Citizen's Advice Bureau. Hope this helps.
