i have got a lodger but havent got her to sign a tenancy agreement. What consequenses (worstescinario) could happen?

Have you sought permission of the mortgage company or landlord where appropriate?

Have you notified your household insurance company?

A tenancy agreement is the wrong term - a lodger is not a tenant and has fewer rigths. But why haven't you made her sign a lodger contract?

because Im lazy. i told the insurance yes and they just told me that im not covered if they break anything.
