I have to create a draft plan to market and promote 50 student flats which are located 2 miles from campus, with the intention of modernising them after 18 months. Where do I start?

As a student I would want to know what would make accomodation 2 miles away from campus more appealing than that which is closer. What are the transport links/footpaths/cycle routes - including for when going home late from the Union Bar.

Have a look at the Surrey Uni website www.surrey.ac.uk , the Manor Park & Hazel Farm student residences are about 1 & 3 miles from campus respectively, it may give you some ideas.
