rented commercial property

hi folks,
this is for a friend of mine, i dont have the answers for him.

he rents a commercial property (of his brother) and his bro has decide to add another flat above and renovate the whole building, he has virtually destroyed the premises and it now looks like a derilict building, all this has happened while a business is still trying to trade.

the car park has a massive pile of dirt, at least 15 skips worth, all the stock on his shelves have had to go into storage so he has nothing to offer his customers, i went thee yesterday to see him and there were live wires hanging from the rafters of where the celings used to be, there s scaffolding around the whole of the property with a big net covering the shop... he has no show area that used to be at the bottom of his car park and he cant keep any large stock as there is nowhere to keep it.

the poor ****** was nearly in tears yesterday and doesnt know if anything can be done about it.

and all this is carrying on and he is paying FULL rent!!!

I don't suppose he has a proper commercial lease?
Why hasn't he looked for new premises?

no he has a verbal agreement with his brother.

christ knows why he doesnt look for a new place?... saying that , it is a great premises when its ok.
