How to let out a property
I rented out my unfurnished 4 bedroom property in the past via a housing association on long term lease. They took care of all the bills and paid me the guaranteed regular rent every month in my bank account during its lease period. The lease has recently expired and the housing association have given me one month's notice informing me that the council no longer requires the property and that they are ready to hand it over to me. I feel anxious and worried as I don't have any past experience of letting out the property directly to tenants. I have no idea how to go about letting it out, rules about the council tax payments during the periods when the property is vacant etc. I would appreciate any advice about the best way to let out the property , furnished/unfurnished, how to manage rent, gas, telephone and electricity bills arrangements etc.

For more on marking an answer as the "Best Answer", please visit our FAQ.I have just let mine out and used a good letting agent, we pay a fee for it to be managed and get a monthly amount, we pay 11% commission to the agent plus vat, so after renting it out for �495.00 per month ( two bed midterrace )we get �432.39 we pay them �62.61 to manage it, they found tenants quickly, do all the credit checkes etc. If anything goes wrong we have instructed their contractors to repair anything and them we get sent a bill, I would not except, Dss, Smokers or Pets.
