Does anyone know how I stand as a landlord having found out a couple of weeks after the tenant had moved in (had done searches previously but this didn�t come up) that he stated he was a Sales & Marketing Director for a Company which I subsequently found out had been dissolved one year previously. Does this amount to fraud? He has never paid the rent on time and is now refusing to pay totally. Any ideas as to where I should go from here please? Solicitors are an expensive option I cannot afford particularly now he isn�t paying rent!

Pretend he is an actor, then tell him to "beak a leg" and do it to both.
as any other landlord whose tenant doesnt pay rent.

IF he is refusing to pay totally then he would be in arrears and you can seek his eviction

Didja give him a Shorthold assured tenancy and for how long ?
and how long is it to run ?
issue a 21 b notice (get it on the internet and fill it out correctly. Remember , date of expiry, and NOT the day you want possession)
Serve it on him yourself
in a timely fashion (that is at least two rent pay days before the end of the lease)
andthen when it runs out (the day after the day of expiry and coincidentally the day you wantpossessio, ) go for accelerated possession which takes two weeks

You have to follow the instructions exactly as the judge MUST give possession if you do so
so they are very keen to make sure the notices are valid.

I didnt make clear the sequence I describe above is for non renewal of lease.

I have followed this twice as it is easier
