Given a house - Need to change title deeds
44 Answers
Hi All,
Bit of a long story so here goes.
I have been given a house and need to get the title deeds in my name but lost as how to do this.
The house was originally my grand parents who died 20 ish years ago. My parents then lived in this house untill there death 2 years ago. Since its been empty and falling apart so i have no renovated it and just moving in. I have found some old deeds and they show it still in my grandads name. Also the road was renumbered stlightly when new hosues where built about 15 years ago so the house number is now different to that on the old deeds.
So its really two things i need to do. Get it in my name and then sort out the issue with the address. I checked stamp duty and it looks like i dont have to pay any as not going to resell the hosue and no money was transferred. I have never seen any wills etc passing the house down from grandparent to parents to me. I have no other family except a younger brother so i presumme naturally the house gets left to me.
Trying to do this without the additional cost of a solicitor as just spent 30k on sorting the hosue and im skint now lol. Its driving me mad as i dont know where to start.
Thanks everyone

People look for answers on the day of their Question then b***er off, never to be seen or heard of again. It's an occupational hazard of being on here.
At least it hopefully gives others a bit of general insight about these matters - and persuades them that lawyers aren't a panacea for every scenario.

Hey guys,
Was just thinking about this post so thought i would login and have a look if there are any more posts.
When i last logged in I was just seeing a load of posts saying you need to go through a solicitor so took that onboard and passed it off to a local solicitor and never checked back on here.
Solicitor agreed its a major piece to get sorted and in terms of cost and will take time but at least the ball is rolling now.
My main concern initially was getting the council tax sorted as they would not accept the house was "mine" and that i was responsible for the payments. They had my brothers name down and claimed he was living there while the place was empty being refurbished. Had to provide a solicitors letter showing they are dealing with the ownership side and my bro had to show proof he was living in the IOM for last few years.
Not sure how long it will take to get sorted but solicitor says it is possible. One other thing i need to think about is getting stung for the house in terms of taxes. The comments are above my head in terms of IHT etc.
Massive thanks tho folks. Shame all the good answers came ofter i had given up and contacted a solicitor lol.
Cheers all who replied esp buildersmate.
