Commonhold & Leasehold Reform Act 2002
anyone know if an account for £27 (garage rent) has been overlooked/not received since Aug 09 can create an admin charge of £75. If unpaid within 7days penalties by property management are:
1. to undertake Land Registry search for legal proprietor.
2. to initiate solicitors for debt recovery through County Court
3. inform mortgagees & inform them debtor is a security risk.
Seems high-handed to me for a possible debt with no interim reminders for payment. TIA

I deal with management companies a lot and some of their charges are extortionate! Trouble is, if their co-operation is needed for any sale or further refinance they could make thinks difficult.
You could try just paying the outstanding rent and see if they pursue the admin charge though, if they do or leave it outstanding and put further fees on, it could work out a lot more costly for you in the long run.
Do you have a formal lease or tenancy agreement or any other terms and conditions?
