Any experts on boundaries here?

My neighbours from hell have resurfaced as we have built a 2m boundary wall - replacing a rickety old fence on the same boundary line that was ours...
HE actually asked us over a year ago to build a wall there when the fence came out - and we were happy to as it would obscure the view of their hideous green corrugate garage wall.

however - Mrs Neighbour From Hell appeared yesterday (after not speaking to us for a year) and asked how they would get access to their garage wall if they need to.

When we get their legal threatening letter - they will be reminded that they do NOT have the right to access their garage wall via our property and that whether there be a wall or a fence there - they couldnt access it anyway!

Moaning old B*****!!!

Whats the deal with if the wall were higher than 2m.. would it require planning?

I only ask as we have a section that runs OFF the boundary wall that is higher as it provides support to a metal running gear for our sliding doors at the rear of the house.

how much of a stink can they really kick up this time round?

Am waiting with baited breath!!!

What do you think about the OTHER wall which runs off the boundary wall but at a higher height? Its an 'L' shaped wall.. and is attached to the boundary wall but is 2 courses of block higher.

Do you think they can quibble about this?
You would need planning permission if it is over 2metres high

reckon it could be dealt with under 'an amendment' to the planning permission on the house.. which is still not completed!

To be honest I think our neighbours are concerned over the boundary one.. which is 2m high.. and wont take things further over the other wall.

In any case we could always remove two courses of block and that would then solve the problem (not an easy one as the door metal running gear would then be visible and not as supported as a full height wall - but means we get round the problem)

I think in all likelyhood the council would just ask you to apply retrospectively if it is needed and as long as its not causing a problem to anyone else there wouldnt be a problem unless there is some clause in your deeds restricting what you can do.
We seem to have crossed Nosha. Yea an ammendment is probabally what would be needed.
its not a wall it's a support for your running gear.

It caused me so much stress last time round - I'm really dreading it.... We were exhonerated eventually - but didnt repair the sleepless nights and worry!
If they want access to their garage wall suggest that they move their garage away from the boundary of the property!
