Whats the film called?

Looking for the name of a film for someone. It is an old one, 20 yrs or more.

It had 2 children in it that went to live in a house, they befriended another 2 children that were ghosts and had previously died in the house, apparently the 2 ghost children were warning them that they may die in the house too, by fire we think.

Can anyone help.
