Homes Under The Hammer Today - Carlisle

Watched Homes under the Hammer today, Wednesday 5th September.
Rather confused by how much a house in Carlisle cost the refurbish.
The house had been flooded vary badly in 2016 I think it was. The downstairs was of course badly affected but the upstairs pretty much untouched.
When HUTH went to visit the house all the plaster downstairs had been removed so it was back to brick. The kitchen was totally empty, just a brick shell.
The house HAD sold a few years earlier (pre-flood) for about £125,000 I think it was but at auction it sold for about £55,000
The couple (who lived locally) already ran a couple of pubs and a restaurant, and owned about 30 other houses.
They estimated the refurb would cost about £15,000 which I thought was on the low side. The presenter Dion Dublin also thought they would have to up the cost estimate.
When they went back the couple said they had had to first dry out the house, then replace some of the joists due to warping, had totally replaced all the electrics and plumbing, fully fitted out the kitchen, fitted flood proof front and back doors, treated the bricks outside to prevent flood damage, and carpeted throughout.
And while it was not a large house they said all that work cost them about £12,500 which seemed VERY low.
They also said because of all the flooding in Carlisle most contractor were very busy with other work, so I would have thought they would have to pay "over the odds" as contractors can up the price due to the demand.
It all sound very dodgy, and I do wonder how they managed to do it so cheaply (I would suggest how they may have done it it but don't want this topic removed for legal reasons!)

I often end up thinking I wish I could get all that for that money.
Then Martin will say they've made say 7k minus fees, EA fees, Poll Tax, Service Charge ( if a flat )....so basically nothing then. Ha Ha!

So , it sounds as if they are regulars in the buy to let / sell , market .
In that case you would expect them to have a team of builders who they use on a regular basis and therefore get rates lower than a one off renovation .

I was um doing a crossword during this
but saw the elec sockets at head height and thought
oo-er Mrs must have been flooded....
and was astounded they went near it - you basically cant sell...
or get a mortgage
My family regularly watches and the budget seem sensible on the whole
it is their 15m of fame and I suppose there are times that they just dont want to say they have taken on a dog
