mortgage declined
just had the mortgage declined, buy to let, valuer requested structural engineers report, had one done, all ok historic movement, property over 100 yrs old and built on a sand bank area. the report on the discussions and recs suggested to test drain and gully adjacent to front of property within next 12 months as is ths prob responsible for limited longterm settlement. I spoke wth valuer he said he could not understand why mort but be declined. spoke with SE he said same and said if i had the gully tested and repaired if necessary he would sign it off as ok. spoke with the lender told them this, they did not seem interested. told them the valuer said to me that propery was fine and he only reco a structural report to cover his back and pass the buck onto someone else!! The lender said that because the valuer has not clarified that no further movement could happen then they wont lend. But the SE report states no on going movement. Th lender said i can appeal but i dont hold out much hope. I don't know what else to do, had 4 past surveys on prop and all stated historic movement and not ongoing. HELP ...

Before I had it done I spoke with valuer and said before I py out for report, can you confirm that if all ok with it are you happy then to confirm mortgage and he said yes!! Never thought about indemnity insurance, i will look into it. cheers
