Lodger: Monday To Friday: Male Or Female?

Later this year, after my nephew moves out, I am thinking of getting a Monday to Friday lodger.
I have investigated the various webs sites, very useful, but grateful for any advice from anyone who has actually done it.
The pro is obviously the extra income, (I'm not looking for company as such, but another person in the house would be fine), and the cons: again fairly obvious.
What are the things that I have not thought of, and for purely pratical reasons, better a man or a woman?

For more on marking an answer as the "Best Answer", please visit our FAQ.We used to have a lodger Monday to Thursday, he worked in the same office as I did which was useful and generally would not come home till 10pm and we would leave before he was up. All I had to do was ensure that there was food in the cupboard and that I hovered his room and changed his sheets weekly. He barely ate there preferring the irish pub down the road. it was a fantastic deal and worked in both our favours.
My advice Jenny is to set the ground rules and stick to them. However, I never envisaged having to make a rule saying don't switch channels when anyone is watching a TV programme, without asking first. Or, keep your shoes on in communal areas when your feet stink. Mine were students BTW;-) Such fun haha.
