landlord doesn't want to pay the damage

my landlord has sent someone to "fix" the roof ,because it was literally raining in my room-which is on the top floor-.unfortunately this guy has just put some stinky tar or glue which was puoing instead of water on my bed, clothes, duvet an so on.furthermore the guy came in my room, that was locked, without any notice and i had to sleep there that night because i live in a houseshare and no other rooms are available.the estate agent told me that i don't have any right to claim for my damaged stuff, and that would be a waste of my money if i ask a lawyer to protect my rights.on top of that, just because i'm moving out and the room has to be viewed by people he sent the worker again without any notice 2 days ...because it was an emergency! ( tar is already dry). when i called my landlord to tell them that i wasn't aware of this ,again, he said that i always complain and this time i'll be charged for the work!!??????
